1880 Capital Purchases & Manages the
Commercial Real Estate Assets

Through our proprietary analysis process we find the best value-added Commercial Real Estate opportunities and leverage our own capital, as well as investors capital, to purchase the properties that constitute the assets in our funds. We have relationships with preferred lenders to assist with completing the purchase transactions. We carry the bank note and service the debt with cash flows from the properties in each fund. We manage the commercial real estate properties in each fund throughout the lifecycle of the fund; from purchase to sale. We take care of the management of the properties while our investors enjoy quarterly dividends from the excess returns above the expenses associated with maintaining the properties and servicing the debt portion of the capital structure.

You Invest in our Fund & Receive Periodic
Distributions

We establish a relationship with each and every one of our investors in order to determine if your goals and risk appetite are a fit for investing in our Commercial Real Estate funds. Then, we ask you to submit information through the investor portal on the 1880 Capital website to  verify your qualifications as an Accredited Investor. An Accredited Investor is defined by the SEC as a person who has earned $200,000 or more in income over the past two years, with the expectation of continued earnings at or above this level in the future, or has $1 million or more in net worth independent of personal home equity.

After your qualifications have been confirmed you are free to invest in our fund for the duration that it is open to outside investment. As an investor, as operations allow, quarterly dividends of profit will be distributed directly into your account. You will have real-time access to your investments with 1880 Capital via our investor portal. This provides you with complete and total transparency regarding fund performance. As an investor you own a percentage of the properties in each fund commensurate with the amount of your investment. You’re not only an investor, you are an owner.

We Sell the Properties, Liquidate the Fund, and
Split the Profits with You

Once the agreed-upon holding period is complete (typically 3 to 5 years), or when market conditions indicate that it is a desirable time to sell or the property has achieved its desired goal, we liquidate the fund by selling the properties in each fund. We accomplish selling the asset for a profit by purchasing undervalued assets and growing net operating income over time by increasing occupancy and rent rates, upgrading tenants, and making property improvements. We coordinate the marketing of the properties in our fund, source qualified buyers, and execute the sale transactions. This is where the greatest return on investment is realized by our investors, as 60% of the appreciation of the assets in each fund is returned directly to our investors. By investing in our fund, you receive predictable periodic returns via dividend payments as well as the return of your initial invested capital and a proportionate share of the increased value of the assets at the liquidation of the fund.
